New homes and homesites in Port Charlotte, Florida

Where does VEC Residential build?


We build new single-family homes in Port Charlotte, Florida, in Charlotte County. Most of our homesites cluster in Gulf Cove, near the SR-776 crossing of the Myakka River and adjacent to the Myakka State Forest, on established residential streets. We also build on land customers already own in the surrounding area.

Do your homes have an HOA or a CDD?


Our homesites are scattered lots on established public streets — there is no mandatory HOA, no CDD assessment and no gate fee. Gated communities nearby commonly charge $215 or more a month for those.

Voluntary HOA for the private boat ramp at Gulf Cove Park is $75/yr. Private park usage is also $75/yr. Both are for Gulf Cove residents only.

Are your homes built to current Florida hurricane code?


Yes. Our homes are concrete block, engineered for 160 MPH winds, and finished with our full standard feature package, which includes impact-rated windows and doors. Florida tightened its building code in 2002, and homes built to the newer code generally cost less to insure than older ones.

How many floor plans do you offer?


Six. They run from 1,158 to 2,245 square feet of living area, all three-bedroom layouts with a two-car garage, and the two largest add a dedicated office. Every plan can be viewed as a 2D floor plan and in 3D, furnished and unfurnished, on our floor plans page.

Can you build on land I already own?


Yes. If you own a lot in the area, we will build on it turn-key — the same plans, the same standard features and the same crews we use on our own homesites.

How much do your homes cost?


Base pricing is $225 per square foot of living area, so our six plans run from $260,550 (Model 1158) to $505,125 (Model 2245) before the homesite. Contact us and we will quote a specific home on a specific lot. Our price is the price — we do not mark a home up in order to discount it back.

Who pays closing costs?


We do. VEC Residential, the builder, pays the closing costs on every home we sell. Ask us for the details on your specific home and lender.

Do I have to work through a listing agent to buy?


No. VEC sells direct, so you are talking to the people who build the house rather than to a listing agent in between.

Do you work with buyer's agents?


Yes. We pay cooperating agents approximately 2.5% at closing. Register your client on their first visit — details are on our For Agents page.

What warranty comes with the home?


Every home carries a 10-year bonded builders warranty.

What is close to your homesites?


From our west Port Charlotte homesites, in light traffic: Publix at Gulf Cove is about 5–7 minutes, Charlotte Sports Park about 9–11, Walmart in Englewood about 13–15, the Port Charlotte town center about 13–16, and Englewood Beach about 18–22. Expect longer January through March in season.
